Florida's housing costs saw a significant surge between 2020 and 2025. However, the market is beginning to shift. A combination of slowed inbound migration, rising inventory levels, and affordability challenges is giving buyers more leverage in negotiations. While home prices are generally plateauing—with marginal increases in some regions—several major cities are starting to reduce prices to attract hesitant buyers.
One factor driving recent price reductions is that homes are staying on the market longer. The median time for homes to sell increased from 72 days in December 2023 to 90 days in December 2024—a 25% jump that signals a slower-paced market. According to Zillow, Jacksonville's median home price dropped to $289,190 as of March 2025, a 2.1% decrease year-over-year. However, trends vary by city. Orlando experienced a modest 0.9% decline, while Tampa saw a 3.4% increase over the same period. The graph below show the median home prices of some of the cities in Florida:

What This Means
Home prices in Florida are no longer skyrocketing, but that doesn’t mean the market is crashing. While costs are beginning to stabilize, trying to time the market and wait for significant price drops may not be the best strategy. Median home prices continue to fluctuate slightly depending on the area, with some regions seeing minor increases and others slight declines. For now, buyers can take advantage of the more balanced market conditions to find their dream home.
